为何物业纷纷自己选择“跑路”

In recent years, numerous property management companies have abruptly ‘run away’ from residential communities, drawing widespread concern from homeowners. ‘Running away’ refers to property firms suddenly withdrawing without prior notice or proper handover, leaving behind uncollected garbage, unrepaired elevators, and absent security services. Several factors contribute to this trend: First, operational costs for many property firms are high, while fee collection is difficult—especially in older neighborhoods where residents often delay or refuse payments, making operations unsustainable. Second, some companies lack proper qualifications and suffer from poor internal management, struggling to meet rising service standards and regulatory demands. Third, a few firms adopt a short-term profit mindset from the outset, collecting advance payments before vanishing—a classic case of ‘harvesting and fleeing.’ Additionally, low industry entry barriers and the absence of an effective exit mechanism further enable such misconduct. Solutions include stricter regulatory oversight, a credit-based punishment system, and empowering homeowners’ associations to play a stronger supervisory role, thereby fostering a healthier governance ecosystem.

近年来,不少小区物业公司突然‘跑路’,引发业主广泛关注。所谓‘跑路’,是指物业公司在未提前通知、未完成交接的情况下擅自撤离小区,导致垃圾无人清运、电梯失修、安保缺失等一系列问题。究其原因,主要有以下几点:首先,部分物业公司运营成本高企,而收费困难——尤其在老旧小区,业主缴费意识薄弱,长期拖欠物业费,使企业入不敷出;其次,一些物业公司本身资质不足、管理混乱,面对日益提升的服务要求和监管压力,难以持续经营;再者,个别物业公司从一开始便抱有短期逐利心态,收取预缴费用后迅速撤离,属于典型的‘割韭菜’行为。此外,行业准入门槛较低、缺乏有效退出机制,也助长了此类乱象。要解决这一问题,需加强行业监管、建立信用惩戒制度,并推动业主委员会发挥监督作用,形成良性治理生态。
