明年起公积金贷款利率正式下调

Starting next year, China will officially lower the interest rates for housing provident fund loans. According to a joint notice issued by the Ministry of Housing and Urban-Rural Development, the People’s Bank of China, and other relevant authorities, the interest rate for first-home provident fund loans will be reduced from 2.6% to 2.35% for terms of five years or less, and from 3.1% to 2.85% for terms longer than five years. Rates for second-home provident fund loans will also be cut by 0.25 percentage points. This adjustment aims to ease borrowers’ repayment burdens and support both essential and improvement-oriented housing demand, thereby promoting a stable and healthy real estate market. For existing provident fund loan holders, the new rates typically take effect on January 1 of the following year, subject to local housing provident fund management center policies. Experts note that the rate cut will directly reduce monthly mortgage payments, offering significant benefits—especially for families with medium- to long-term loans—and is expected to boost homebuyer confidence and market sentiment.

自明年起,我国住房公积金贷款利率将正式下调。根据住房和城乡建设部、中国人民银行等相关部门联合发布的通知,首套个人住房公积金贷款5年以下(含5年)利率由2.6%下调至2.35%,5年以上利率由3.1%下调至2.85%;第二套住房公积金贷款利率也同步下调0.25个百分点。此次调整旨在进一步减轻购房者的还款压力,支持刚性和改善性住房需求,促进房地产市场平稳健康发展。对于已办理公积金贷款的借款人,利率调整通常从次年1月1日起生效,具体执行以各地公积金管理中心政策为准。专家指出,利率下调将直接降低月供金额,尤其对中长期贷款家庭带来显著利好,有助于提升居民购房意愿和市场信心。
