北京存量房公积金贷款利率将下调

Recently, the Beijing Housing Provident Fund Management Center announced that, effective May 18, 2024, the interest rate for housing provident fund loans on existing homes (i.e., second-hand properties) in Beijing will be lowered. After this adjustment, the interest rate for first-home provident fund loans with terms of five years or less will drop from 2.6% to 2.35%, and rates for loans over five years will decrease from 3.1% to 2.85%. Rates for second-home loans will also be reduced by 0.25 percentage points. This move aims to further support essential and improvement-driven housing demand, ease borrowers’ repayment burdens, and promote stable and healthy development of the real estate market.It should be noted that this rate adjustment applies only to provident fund loans used for purchasing existing homes; rates for newly built residential properties were adjusted earlier. For already-issued provident fund loans on existing homes, the new rates will be automatically applied starting January 1 of the following year, without requiring borrowers to submit additional applications. Experts view this rate cut as a key measure in implementing national policies to stabilize the property market, helping boost liquidity in the second-hand housing market and stimulating reasonable housing consumption among residents—thus positively influencing market expectations.

近日,北京市住房公积金管理中心宣布,自2024年5月18日起,北京存量房(即二手房)公积金贷款利率将正式下调。此次调整后,首套住房公积金贷款5年以下(含5年)利率由2.6%降至2.35%,5年以上利率由3.1%降至2.85%;第二套住房公积金贷款利率也相应下调0.25个百分点。此举旨在进一步支持刚性和改善性住房需求,降低购房者的还款压力,促进房地产市场平稳健康发展。值得注意的是,本次利率调整仅适用于存量房交易中的公积金贷款,新建商品住房贷款利率此前已有所调整。对于已经发放的存量房公积金贷款,其利率将在次年1月1日起自动调整,无需借款人另行申请。专家分析指出,此次降息是落实国家稳楼市政策的重要举措,有助于提升二手房市场流动性,激活居民合理住房消费,对稳定市场预期具有积极意义。
