In recent years, as China tightens real estate regulations and faces economic slowdown, an increasing number of Chinese investors have turned their attention overseas—with Vietnam emerging as a popular destination. Thanks to its geographical proximity, cultural similarities, rapid economic growth, and relatively open policies toward foreign property buyers, Vietnam’s real estate market has attracted many Chinese nationals seeking opportunities abroad. In major cities like Ho Chi Minh City, Hanoi, and Da Nang, Chinese buyers have actively invested in residential and commercial properties, aiming for rental income or capital appreciation.Vietnam’s revised Housing Law in 2015 allowed qualified foreigners to purchase condominiums, significantly opening the market. Although foreigners cannot own land in Vietnam, they can obtain up to 50-year (renewable) usage rights—a sufficiently attractive proposition for Chinese investors. Coupled with Vietnam’s booming manufacturing sector, demographic dividend, and accelerating urbanization, property prices have risen steadily over the past five years, with some areas seeing increases exceeding 50%.However, experts caution that risks remain, including an underdeveloped legal framework, lack of transaction transparency, and currency volatility. Moreover, since 2023, the Vietnamese government has tightened oversight of real estate financing to curb speculation. While Chinese investors have indeed captured short-term ‘dividends,’ they are advised to assess opportunities rationally and proceed with caution to avoid herd-driven investments.
近年来，随着中国房地产市场调控趋严及经济增长放缓，越来越多的中国投资者将目光投向海外，越南成为热门目的地之一。凭借地理邻近、文化相近、经济快速增长以及相对宽松的外资购房政策，越南楼市吸引了大量中国出海人士。尤其在胡志明市、河内和岘港等核心城市，中国买家积极购置住宅或商业地产，期望通过租金收益或资产升值获取回报。2015年越南修订《住房法》，允许符合条件的外国人购买商品房，进一步打开了市场大门。尽管外国人在越南不能拥有土地所有权，但可获得长达50年（可续期）的房产使用权，这对中国投资者而言已具足够吸引力。叠加越南制造业崛起、人口红利释放及城市化进程加速，当地房价在过去五年稳步上涨，部分区域涨幅超过50%。不过，专家也提醒，越南楼市存在法律体系不完善、交易流程不透明、汇率波动等风险。此外，2023年后越南政府加强了对房地产金融的监管，抑制投机行为。因此，中国出海人虽吃到阶段性‘红利’，但仍需理性评估、谨慎布局，避免盲目跟风。
